How to Report Airbnb Income to AADE in Greece: Step-by-Step

Last updated: April 2026

Step 1: Gather Your Booking Data

The first step is to export your booking data from the platforms you use. On Airbnb, you can download reports from the "Transaction History" section. On Booking.com, use the "Reports" section.

If you use a channel manager (Smoobu, Beds24, Hosthub), you can export centralized data — or better yet, let Filoxenos collect it automatically.

Step 2: Understand Gross vs. Net Revenue

A major source of confusion for hosts:

  • Gross Revenue — The total amount the guest pays
  • Platform Commission — The fee retained by Airbnb or Booking.com (typically 3-15%)
  • Net Payout — The amount deposited to your bank account

AADE requires all three amounts, separately.

Step 3: Navigate the AADE Portal

Log in via TAXISnet to the short-term rental declaration platform. Enter each booking with the required details (guest name, dates, amounts). Your accountant can do this on your behalf.

Step 4: Common Mistakes Hosts Make

  • Declaring only net payouts instead of gross revenue
  • Omitting cancelled bookings that were still charged
  • Wrong check-in/check-out dates
  • Not including cleaning fees or service fees
  • Late submission (after the 20th of the month)

How Filoxenos Automates the Process

Instead of spending hours each month manually compiling data, Filoxenos connects directly to your channel manager, automatically extracts booking data, organizes it correctly, and generates a report in CSV, XLSX, XML, or PDF format. It can even send it automatically to your accountant each month.
